1. General

These Terms and Conditions apply to all reservations and stays at Villa Due Mondi, located in Melazzo, Italy.

By making a reservation, you agree to these Terms and Conditions.

2. Rates and Pricing

Occupancy:

• The prices are based on a maximum occupancy of 6 guests.
• By prior arrangement, 1 additional guest may be accommodated at a charge of €10 per night.

Included in the Rental Price

• Tourist tax
• Beds made upon arrival
• Exclusive use of the villa and its grounds

One-Time Fee

Voor eindschoonmaak en gebruik van bed-, bad- en keukenlinnen rekenen wij eenmalig

€ 95,- per verblijf.

3. Payment Terms

The following payment terms apply to your reservation:

• Deposit: 30% of the total amount, payable within 7 days of receiving the reservation confirmation.
• Final payment: The remaining balance (70%) must be paid no later than 8 weeks before arrival.
• Bookings made within 8 weeks of arrival: In this case, the full amount is due immediately.

Late Payment

If payment is not received on time, you will first receive a payment reminder by email. If the full amount has not been received at least 6 weeks prior to the start of the rental period, Villa Due Mondi reserves the right to cancel the reservation. Any amounts already paid will not be refunded, and the cancellation policy will remain fully applicable.

4. Cancellation Policy

• Cancellations made more than 8 weeks before arrival: the deposit will be refunded, less an administration fee of €15.
• Cancellations made within 8 weeks before arrival: the full rental amount will be charged.
• No-shows (failure to arrive without cancellation): 100% of the rental amount will be charged.

Shortening Your Stay: Any reduction in the booked stay will be considered a partial cancellation.

No Exceptions No special cancellation conditions apply in the event of pandemics, wars, or other global events.

The cancellation policy remains unchanged under all circumstances.

We strongly recommend taking out comprehensive travel and cancellation insurance to avoid unexpected costs and disappointment.

5. Arrival & Departure

• Check-in: tussen 16.00 en 20.00 uur
• Check-out: uiterlijk om 10.00 uur
• Andere tijden zijn uitsluitend mogelijk in overleg.

6. House Rules & Use of the Villa

• Villa Due Mondi is een plek van rust en ontspanning en wordt exclusief verhuurd aan uw gezelschap.
• De accommodatie is rookvrij.
• Het is niet toegestaan elektrische auto’s op te laden.
• Huisdieren zijn toegestaan na overleg.
• Kinderbedjes en kinderstoelen zijn beschikbaar, graag vooraf reserveren. Kosten hiervoor zijn €10 per verblijf

Respect for Peace and Surroundings

• Nuisance, including loud music, is not permitted.
• Quiet hours on the property are from 11:00 PM to 8:00 AM.

Gebruik van het zwembad

• Het zwembad is uitsluitend bestemd voor gasten van Villa Due Mondi.
• Gebruik van het zwembad is volledig op eigen risico.
• Ouders en begeleiders zijn te allen tijde verantwoordelijk voor de veiligheid en het toezicht op kinderen. Kinderen zonder zwemdiploma mogen het zwembad uitsluitend gebruiken onder direct en voortdurend toezicht van een volwassene.
• Het is niet toegestaan te zitten op, duiken of te springen vanaf de zwembadrand.
• Om de waterkwaliteit te waarborgen, verzoeken wij u vóór gebruik van het zwembad te douchen en geen zonnebrandolie of andere producten in overmatige mate in het water te brengen.
• Het is niet toegestaan het zwembad te gebruiken onder invloed van alcohol of verdovende middelen.
• Bij technische storingen, onderhoud of onveilige weersomstandigheden kan het zwembad tijdelijk buiten gebruik worden gesteld. Hieraan kunnen geen rechten of aanspraken op compensatie worden ontleend.
• Mocht u constateren dat de waterkwaliteit van het zwembad niet naar wens is (bijvoorbeeld bij troebel water of andere bijzonderheden), verzoeken wij u dit direct aan ons te melden. Zo kunnen wij de waterkwaliteit controleren en indien nodig passende maatregelen treffen.
• Schade aan het zwembad of de installaties als gevolg van onjuist gebruik wordt verhaald op de huurder.

7. Visitors & Third-Party Use

• Overnachten door bezoekers is niet toegestaan zonder uitdrukkelijke toestemming van de verhuurder.
• Onderverhuur of het ter beschikking stellen van de villa aan derden is niet toegestaan.

8. Inspection & Damage

• De huurder inspecteert de accommodatie bij aankomst en meldt eventuele schade of gebreken direct.
• Ontstane schade tijdens het verblijf dient onmiddellijk gemeld te worden.
• De verhuurder heeft het recht de accommodatie te inspecteren indien er een redelijk vermoeden bestaat van onzorgvuldig gebruik.
• De in de accommodatie aanwezige huisreglementen maken onlosmakelijk deel uit van de huurovereenkomst.

9. Security Deposit

• Voor het verblijf vragen wij een borg van € 300,- per verblijf.
• De borg dient bij betaling van het restbedrag te worden voldaan.
• Na vertrek wordt de accommodatie gecontroleerd.
• De borg wordt binnen 7 dagen na vertrek teruggestort, mits geen schade is geconstateerd.
• De borg is bedoeld voor grotere schade. Normale gebruiksslijtage of kleine schade (zoals een glas of bord) wordt hier niet op ingehouden.

10. Liability

• During your stay, you are fully responsible for the accommodation, its furnishings, and all associated property.
• Any damage caused by you and/or members of your party must be fully compensated.
• The owner reserves the right to hold the tenant liable for damage that is discovered after departure and has not been fully compensated.
• Het zwembad is niet permanent voorzien van toezicht of een reddingsvoorziening. Het gebruik ervan is volledig voor eigen risico en verantwoordelijkheid van de gasten.

Furthermore:

• The owner is not liable for loss, theft, or damage to personal belongings.
• The owner is not liable for damage to parked vehicles.
• Use of the grounds, swimming pool, hot tub, and other facilities is entirely at the guest’s own risk.
• The owner is not liable for accidents occurring in or around the accommodation, including those involving the swimming pool or hot tub.

Force Majeure: In cases of force majeure, including natural disasters, extreme weather conditions, pandemics, or government restrictions, Villa Due Mondi reserves the right to cancel or reschedule a reservation. Whenever possible, we will work together to find a fair and reasonable solution.

11. Complaints

If anything during your stay does not meet your expectations, please let us know as soon as possible. We will do our utmost to resolve the issue together.

12. Identification

All guests must be in possession of a valid passport or identity card upon arrival and throughout their stay.

13. Privacy

Villa Due Mondi treats all personal data provided by guests as confidential and will not share such information with third parties without consent, in accordance with applicable privacy legislation.

14. Governing Law

All agreements and disputes are governed by Italian law.
